The amenities that carry real weight
Guests searching for a stay are quietly running a risk check: will I sleep well, will I have signal, can I park, can I get in without hassle. Amenities that answer those questions directly — Wi-Fi speed, AC, dedicated parking, self-check-in — do more work than the length of the amenity list.
This is why two listings with near-identical amenity counts can convert very differently: one leads with what a guest actually worries about, the other buries it in a long checklist.
Amenities that fill the page but not the calendar
Basics like linens, towels or hangers are expected by default — their absence would hurt you, but their presence rarely wins a booking on its own. List them for completeness, but don't spend your best photo or opening line on them.
Matching amenities to your actual guest
A business traveller near an office corridor cares about Wi-Fi and a desk; a family visiting for a festival or wedding cares about extra beds and kitchen access; a pilgrimage traveller near a temple town cares about early check-in and quiet. The same property can lead with different amenities depending on who's searching.

A listing that has these amenities but doesn't mark them in the amenity section is invisible to guests using those filters, regardless of how good the rest of the listing is.
This creates a straightforward optimisation: ensure every amenity you actually offer is marked in Airbnb's amenity checklist. Hosts often skip amenities they take for granted (hot water, hangers, iron) because they assume guests assume them — but guests filter for these specifically, and an unfilled amenity slot can exclude the listing from a search.
